Resurface entire deck area, except for the area of deck that is closed off and considered indoors, with PT Sienna deck boards.
Replace existing railing with black aluminum railing where there is not already a black bar with black aluminum railing.

Any structural piece that needs to be replace, except for stairs, to be replaced and charged extra to the customer i.e. post, floor joist.
replace old stairs with new stringers and steps with black railing

all extra material and garbage to be removed off of site and free of charge.
